Verrado is a master-planned community in Buckeye, Arizona, developed by DMB Associates at the base of the White Tank Mountains in the Phoenix metro's West Valley. This guide covers the practical things worth understanding before a move. It's an unofficial overview — always confirm specifics with the official sources linked throughout.
Where Verrado is
Verrado sits on the north side of I-10 at Verrado Way (Exit 120) in Buckeye, roughly 25 miles west of downtown Phoenix. The community is known for its tree-lined streets, a walkable Main Street town center, and a large network of neighborhood parks, with the White Tank Mountains directly to the north.
The districts
Verrado is organized into districts rather than a single uniform subdivision. The ones you'll hear about most:
- Main Street District — the original core, surrounding the Main Street town center.
- Heritage District — family-oriented, anchored by Heritage Swim Park and Verrado Heritage Elementary School.
- Highlands District — newer construction in the higher desert terrain.
- Victory — the 55+ active-adult district in the northern foothills, with its own district association and the private Victory Club.

Costs beyond the mortgage
Two recurring costs are worth understanding up front:
- Community association assessments. Verrado homes are subject to community association assessments (and Victory homes to an additional district association). Current amounts and what they cover are published by the associations — confirm during your home purchase.
- Community Facilities District (CFD) assessments. Much of Verrado's infrastructure was financed through City of Buckeye CFDs (Verrado District 1 and the Western Overlay). These assessments appear on the Maricopa County property tax bill. Schools
Public schools serving Verrado are operated by two districts: Litchfield Elementary School District #79 (elementary and middle) and the Agua Fria Union High School District (Verrado High School). Boundaries and grade configurations can change — see our schools guide and confirm with the districts.
Utilities and services
Water, sewer, and trash are provided by the City of Buckeye — set up service through buckeyeaz.gov before your move-in date. Electricity and gas providers vary by address; your builder, seller, or the city can confirm which serve your home.
